Land and property transactions in Nigeria reward careful buyers. Before any money changes hands, you should confirm who truly owns the property and whether there are any encumbrances on it.

Start with the title documents

Ask for the Certificate of Occupancy (C of O), a Governor’s Consent, a registered deed of assignment or a valid survey plan. Each document tells a different part of the ownership story, and a genuine transaction should be able to produce them.

Run a search at the land registry

A land registry search confirms whether the title is genuine and whether the property is free from government acquisition or existing charges. Never rely on photocopies alone.

Physically inspect the property

Confirm that the property on the ground matches the documents — boundaries, measurements and the identity of any occupants. A professional inspection adds an independent layer of assurance.

Do not be pressured

Genuine sellers allow due diligence. If you are being rushed to pay, treat that as a warning sign.
